Schluter Home Additions & ADU: The Ventura Owner’s Guide
If you’re planning a home addition or ADU in Ventura and want Schluter waterproofing and uncoupling systems built into the floors, showers, and exterior transitions, we’re the crew to call. A full home addition with Schluter membranes typically runs $45,000 to $130,000 in Ventura, and an ADU built with Schluter waterproofing lands between $90,000 and $220,000 depending on square footage and finish level. Most homeowners reach out when they’ve started researching materials and realize a failed waterproofing membrane in an addition is a five-figure problem to fix later. The part that fails first is almost never the Schluter product itself. It’s the installation around it.
Which Schluter Models This Applies To

We work with the full Schluter lineup on additions and ADUs: DITRA and DITRA-HEAT uncoupling membranes under tile floors, KERDI and KERDI-BOARD waterproofing in bathrooms and kitchens, and Schluter profiles like QUADEC, RONDEC, and SCHIENE for finished edges. The compatibility gotcha most homeowners don’t know: DITRA and DITRA-HEAT are not interchangeable. If you want heated floors, the heating cable and thermostat must be spec’d at the rough-in stage, because the membrane thickness and the electrical layout change before tile goes down. Retrofitting heat after the fact means pulling the tile. For any Schluter product, the original orange and gray packaging will have a manufacturing date code printed on the roll or sheet. That code matters in Ventura because membrane stored in a garage through our hot, dry summers can age faster than the box claims. We check the date code on every roll before it goes into an addition or ADU.
On the OEM-versus-aftermarket question: for uncoupling membrane and waterproofing, we use OEM Schluter every time. The warranty on a Schluter system is only valid when every component, from the membrane to the thinset, is Schluter-approved. Using a generic membrane to save $200 on a $90,000 ADU is a bad trade. Our other brand partners, KraftMaid, Cambria, and Silestone, come into play on the cabinets and countertops in those same additions. Those are named-brand choices with their own manufacturer warranties, and you can verify each one yourself.

Signs Your Schluter Home Additions & ADU Is Failing
- Grout lines cracking repeatedly in the same spot. This usually means the subfloor is moving underneath the tile. Schluter DITRA exists to absorb that movement, but if the membrane was never fully bonded, the tile is now flexing and the grout keeps breaking.
- Musty smell in a bathroom addition that won’t go away. Water is getting behind the tile at a seam or a corner. KERDI only works if every overlap is pressed tight with unmodified thinset. One gap at a pipe penetration is enough.
- Discolored or bubbling paint at the base of walls in a new addition. Moisture is wicking up from the floor transition. We see this in Ventura ADUs where the original builder skipped the Schluter waterproofing band between the wall and the floor.
- Floor feels spongy under foot in one area. That is subfloor failure, and it means the uncoupling membrane has been asked to bridge a gap it was never designed for. On a slab addition near the coast, this can also mean hydrostatic pressure from our high water table near the Ventura River corridor.
- Cold floors in winter despite a heated floor rough-in. The heating cable or thermostat has failed, or a subsequent contractor cut a cable while doing finish work. DITRA-HEAT cable testing should happen before, during, and after tile installation.

AfterReplacement Cost & What’s Included
The lead range for a full home addition in Ventura is $45,000 to $130,000. A stand-alone ADU runs $90,000 to $220,000. Within those numbers, the Schluter-specific portion of the work, meaning waterproofing done right on a bathroom or kitchen floor inside the addition, is a small fraction of the total. It is also the part that determines whether the addition lasts twenty years or needs a gut-out in five. What drives the range: square footage, slab versus raised foundation, how much plumbing and electrical is being moved, and the finish level you’re specifying. We put every one of those line items in writing before any work starts. That written price is not optional. It is the way we open every project, and the documentation includes materials, sequencing, quiet hours, and the final number. The 365-Day Done Right Promise covers every completed addition and ADU: if it’s not done right, we make it right.
DIY or Call Us?
If you have an existing Schluter installation that is failing, the honest answer is that you should call us. Waterproofing failures hide behind tile, and by the time you can see the problem, the repair usually means pulling the tile, replacing the membrane, and redoing the substrate. That is not a weekend job. What you can safely do yourself: document the failure with photos, note when the smell or crack appeared, and check whether your original contractor’s paperwork lists Schluter products by name. That documentation helps us give you an accurate quote before we open anything up. For new additions and ADUs in Ventura, call (341) 218-4316 and we will walk the site with you. A wet footprint in a brand-new ADU is not something to watch and wait on. Water moves faster through a compromised membrane than most people expect, and in coastal Ventura, the salt air does not help.
FAQs

Schluter KERDI and DITRA membranes are designed to last the life of the tile assembly, which realistically means 30 to 50 years when installed to spec. The failure point in Ventura is usually not the membrane itself but the installation around it, especially at pipe penetrations and inside corners. Call (341) 218-4316 for an inspection quote if you suspect a seam has failed.
No. Once water has gotten behind tile through a failed waterproofing seam, the tile and the membrane in that area both have to come out. Patching over a failed seam is a short-term fix that hides the damage. Call (341) 218-4316 and we will tell you exactly what we found and what it will cost, in writing, before we touch anything.
A typical ADU in Ventura takes five to eight months from permit to final inspection, depending on site conditions and how quickly the city processes plans. The Schluter waterproofing portion inside the ADU is measured in days, not months, but it has to be done at the right point in the sequence. Call (341) 218-4316 to talk through your timeline.
We stock DITRA, DITRA-HEAT, KERDI, KERDI-BAND, and common Schluter profiles at our Ventura shop, so most single-bathroom additions can start without a wait. Larger ADU projects get materials ordered to spec, with the delivery window written into your quote. Call (341) 218-4316 to confirm what we have on hand for your job.
