Tamko Home Additions & ADU: The Ventura Owner’s Guide
If you’re planning a home addition or ADU in Ventura and want Tamko roofing and waterproofing products specified into the build, we install Tamko roofing as part of our remodeling and addition work, with typical full-scope project costs running $45,000 – $130,000 for home additions and $90,000 – $220,000 for ADUs. The Tamko component itself, whether it’s underlayment, shingles, or flashing, is usually a line item within that larger scope, and we write every material onto paper before the first board moves.
How owners usually discover a Tamko-related issue: they notice a water stain on a ceiling in the room where an addition meets the original roofline, or they see shingle granules collecting in a gutter after a hard Ventura wind. Sometimes it’s a failed piece of flashing at a dormer transition that only shows up during the first heavy winter rain. The part that fails is rarely the Tamko shingle itself. It’s almost always the transition detail: where the new roof ties into the old, where a vent pipe penetrates, or where an ADU roof meets the main structure.
Which Tamko Models This Applies To

We work with the full Tamko residential line that’s specified on most Ventura additions and ADUs: Heritage shingles, Titan XT, and StormShield underlayments. The critical compatibility point isn’t the shingle model, it’s the underlayment and flashing system beneath it. Tamko’s StormShield self-adhered underlayment has specific nail-pattern and temperature-application requirements that differ from generic felt or synthetic underlayments. If a prior contractor substituted a generic product, the Tamko warranty is void and the failure point is guaranteed to be at that substitution.
To identify what you have, look at the underside of a shingle for the Tamko stamp, or check the permit packet for the original spec sheet. On ADUs built in the last five years in Ventura, the likely spec is Titan XT over StormShield. On older additions from the 2000s, you’ll see Heritage 30 or Heritage 50. We stock StormShield rolls on our truck and can match Titan XT and Heritage within a standard supplier run. For anything in a discontinued Tamko color lot, we’ll source OEM-match stock from our Ventura suppliers rather than patch with an off-brand that will weather differently within two seasons of coastal sun.
Elmstead Remodeling Ventura is an independent remodeling contractor, not affiliated with Tamko. We specify and install their products because the warranties are real and the performance holds up in our coastal climate. We also work with KraftMaid, Cambria, and Silestone when the project moves inside.

Signs Your Tamko Home Additions & ADU Is Failing
- Granules in the gutter after a wind event. Ventura’s afternoon onshore winds strip older shingles faster than most climates, and granule loss is the first visible sign that a shingle’s UV protection is gone. Once the asphalt layer is exposed, you’re on a clock measured in seasons, not years.
- Water staining at the roofline transition. Where the addition meets the original house is the most common failure point we see in Ventura additions. The issue is almost always flashing or step flashing that was cut short or nailed incorrectly at the original build, not the Tamko shingle field itself.
- Peeling or bubbling underlayment visible at the eaves. StormShield can fail if it was applied below the rated temperature or if the release film was left on during install. In Ventura’s mild climate this happens less than in cold-weather markets, but a bad application day is a bad application day.
- Curling shingle edges on the sun-exposed south and west slopes. Ventura’s UV exposure is relentless, and a shingle that starts curling at the edges has lost the oils that keep it sealed. Once curls appear, wind-driven rain finds its way underneath.
- A persistent musty smell in an ADU that has no visible leak. We’ve traced this more than once to underlayment that was stapled rather than nailed, allowing moisture to wick through the fastener holes into the decking. The leak is there, it’s just slow enough to stay hidden.

AfterReplacement Cost & What’s Included

When the Tamko-related issue is isolated to a section of roofing or underlayment, the repair typically falls into the $400 – $1,800 range. When the failure is extensive enough that the work becomes a full re-roof of the addition, expect $8,000 – $20,000 depending on square footage and the condition of the decking. A full home addition or ADU build, including Tamko roofing specified from day one, runs $45,000 – $130,000 for an addition and $90,000 – $220,000 for an ADU in Ventura.
Every quote from Elmstead Remodeling Ventura is written before work starts. That number includes materials, labor, sequencing, and the clean-up. No estimates that grow after the crew arrives. Our 365-Day Done Right Promise applies to completed work: if it’s not done right after the job is complete, we make it right. We also photo-document the clean-up before the crew leaves, with shoe covers and drop cloths on every visit included as standard, not as a line item.
DIY or Call Us?
What you can safely do yourself: check your gutters for granule accumulation, visually inspect the roofline transition on a dry day with binoculars, and photograph anything that looks off to send us. What you should not do: get on an addition roof in Ventura’s afternoon wind. Roof work on a pitched surface is genuinely dangerous, and a fall from a second-story roofline is a life-altering event. The high-tension and height elements of roofing work belong with a trained crew that’s tied off and scaffolded.
If what you’re seeing is granule loss or a suspicious stain, call (341) 218-4316 and describe what you found. We’ll tell you whether it’s worth a service visit or whether you can watch it for another season. The call costs nothing, and a live person answers.
FAQs

In Ventura’s coastal climate, a properly installed Tamko Titan XT typically lasts 20 – 25 years, while Heritage shingles commonly reach 25 – 30 years. The limiting factor here is UV exposure on south and west slopes, not wind or rain damage. Call (341) 218-4316 for an on-site assessment if your roof is past the 20-year mark.
Yes, if the failure is isolated to flashing, a vent boot, or a small shingle section. We’ll match the Tamko product and color as closely as current production allows. If the underlayment beneath has failed, a patch won’t hold, and we’ll tell you that plainly before quoting a repair.
A flashing or shingle repair typically takes one to two working days. A full addition re-roof runs three to five days depending on pitch and decking condition. We schedule quiet work hours around children’s sleep times where possible.
We keep StormShield underlayment and common flashing profiles on the truck. Shingles are sourced from our Ventura suppliers within a day or two, and we’ll match the spec and color to your existing roof rather than installing whatever is on hand.
