Boral Home Additions & ADU: The Ventura Owner’s Guide
Home additions and ADUs built with Boral materials in Ventura typically cost between $45,000 and $130,000 installed, depending on square footage, foundation work, and how much of the existing structure needs to be opened up. Most owners call us after noticing a structural issue: a sagging roofline, water staining where the addition meets the original house, or a failed connection point that was never flashed correctly. We stock the common Boral-compatible trim, siding, and structural connectors on our trucks, and we can usually start within a week of the written estimate.
We’re an independent Ventura remodeling contractor, not affiliated with Boral, but we’ve built and repaired enough Boral-clad additions across this city to know exactly which materials hold up to salt air and which ones don’t. If you’re reading this with a water stain spreading across your ceiling, call us before it reaches the framing.
Which Boral Models This Applies To

Boral manufactures several exterior product lines used on Ventura additions and ADUs, and the compatibility picture changes depending on what was originally installed. The most common lines we see are Boral TruExterior siding and trim, Boral Cultured Stone veneer, and Boral roof tiles in both flat and barrel profiles. Each has different fastener requirements, expansion gaps, and flashing details, and mixing them incorrectly is how small leaks become structural repairs.
The fastest way to identify what you have is to check the exposed edge of a trim board or the back of a loose siding piece. TruExterior boards carry a subtle product code printed along the edge. For Cultured Stone, the profile name is often stamped on the back of an individual stone or listed on the original order paperwork. If you’re not sure, take a photo of the damaged area and the surrounding materials before you call. That one photo saves a trip back to the truck.
OEM Boral materials are what we recommend for most repairs, especially on visible elevations where color and texture have to match. Aftermarket equivalents exist for certain trim profiles, but we’ve found the color fastness and moisture resistance vary enough that the savings rarely justify the risk on a Ventura addition that sees ocean fog three mornings a week. We write the brand and SKU into every line item, so you’ll know exactly what’s going on the house.

Signs Your Boral Home Additions & ADU Is Failing
- Water staining where the addition roof meets the original house. The transition flashing between old and new is the first thing to fail on Ventura additions, especially when the original builder lapped it the wrong direction. Water backs up under the shingles and travels sideways before it shows up as a ceiling stain ten feet away.
- Trim boards pulling away from the corners. Boral TruExterior expands and contracts less than wood, but only when the installer left the specified gap at butt joints. Missing gaps cause the boards to push against each other and pop fasteners loose at the outside corners.
- Hairline cracks in the stucco or stone veneer running diagonally from window corners. This usually means the wall framing or the window header is moving. On an ADU, it’s often traced back to a foundation that wasn’t reinforced for the added load.
- Doors or windows that stick seasonally. Ventura’s swing from wet winters to dry summers is hard on any addition, but excessive sticking usually signals that the rough opening wasn’t flashed correctly and the framing is taking on moisture.
- A musty smell in the addition that doesn’t go away after airing out. That’s moisture trapped in the wall cavity, and by the time you smell it, the sheathing has been wet for months. It’s also the point where the repair bill moves from hundreds to thousands.

AfterReplacement Cost & What’s Included

For a Boral-clad home addition or ADU repair in Ventura, the installed price range is $45,000 to $130,000, and the spread comes down to three things: how much framing has to be replaced, whether the foundation needs remediation, and how much of the exterior envelope has to come off to do it right. A simple roof repair with re-flashing and local trim replacement sits near the bottom of that range. A full addition re-clad with new Boral siding, new flashing, and rotted sheathing replacement climbs toward the top.
Every estimate we write includes the specific Boral materials by name, the labor to remove and dispose of the failed sections, the new flashing and weather barrier, and a written line-item number before the first board moves. There’s no charge for the estimate itself, and the final number on your contract is the number you pay unless we uncover something hidden and show it to you in writing before touching it.
Our work carries the 365-Day Done Right Promise: if something we installed isn’t right a year later, we come back and make it right. The Boral manufacturer warranties on the materials stay with you as well.
DIY or Call Us?
You can safely check a few things yourself: whether gutters are clear and draining away from the addition, whether caulk around windows has separated, and whether any trim boards are visibly loose. These are inspection tasks, and photos of what you find help us arrive prepared.
What you should not do is remove Boral siding or trim to look for rot behind it. Once the weather barrier is breached, a Ventura fog cycle can push moisture deeper into the wall in a matter of days. The same caution applies to any roof or flashing work: a misapplied flashing repair on a Boral roof is a leak that opens the moment the first winter rain arrives. If the damage is structural, if you see cracked framing, or if water is already inside the living space, that’s a job for a trained team with the right fasteners, the right flashing, and the right insurance. FAQs

Boral TruExterior siding and trim are engineered to resist moisture and insects for decades, but the weak point in Ventura is always the installation: flashing transitions, expansion gaps, and foundation prep. A correctly built Boral addition can last as long as the original house.
Call (341) 218-4316 and we’ll tell you honestly whether your addition has decades left or a water problem that needs addressing now.
Most failing Boral additions can be repaired with targeted demolition, new flashing, and replacement of the affected materials. Full rebuilds are rare except when the foundation has shifted or the water damage has reached the structural framing in multiple walls.
The cost difference matters, so we show you photos of what we find before recommending the scope. Call (341) 218-4316 for an assessment.
A typical flashing and trim repair takes two to four working days. A full re-clad or structural repair on a larger ADU can take two to four weeks, and we’ll put the schedule in writing, including which hours we’ll run quiet tools if children are napping in the house.
Call (341) 218-4316 and we’ll give you a written timeline specific to your job.
We keep common Boral TruExterior trim profiles, fasteners, and flashing materials on our trucks and in our Ventura shop. Specialty Cultured Stone profiles or rare roof tile colors may require a short order from the manufacturer, and we’ll tell you the lead time before any work is scheduled.
Call (341) 218-4316 with your material details, and we’ll confirm what’s already here.
