Cover Home Additions & ADU: The Ventura Owner’s Guide
If your Cover home addition or ADU is showing signs of structural stress, water intrusion, or failing mechanical systems, we handle the repair and replacement work in Ventura with a written price before any board moves. Full home addition repairs and ADU remodels in Ventura typically range from $45,000 to $130,000 depending on scope, and we’ll walk you through every number on paper before work begins. Most owners discover a problem the same way: a crack runs through new drywall where the addition meets the original house, a door starts binding in its frame, or the mini-split that Cover specified stops holding temperature. These are not cosmetic issues. They are symptoms of the connection between old structure and new, and they need a contractor who reads structural plans, not one who patches over the seam and hopes for the best.
We are an independent Ventura remodeling contractor, not affiliated with Cover. We carry compatible materials from the brands Cover specifies most often, and we match those specs before we quote.
Which Cover Models This Applies To

Cover manufactures prefabricated home additions and ADU kits spec’d by model series: the Studio, the One-Bedroom, the Two-Bedroom, and the custom garage-conversion line. Each series ships with specific framing members, shear wall panels, and connection hardware. The compatibility gotcha most Ventura owners hit is this: Cover changed its anchor bolt pattern and hold-down hardware on models produced after 2021, so a repair part ordered for a 2019 unit will not line up on a 2023 frame. We pull the Cover unit ID plate before we order anything, and we match the hardware revision to the year on that plate.
For OEM versus aftermarket, the decision with Cover specifically comes down to waterproofing and fasteners. Cover’s OEM flashing and weather barrier are matched to their exact panel dimensions, and on a coastal climate like Ventura with salt air and marine fog, aftermarket flashing that is even 1/8-inch short will leak within two winters. We use OEM Cover parts for anything touching the weather barrier. For interior finish materials, aftermarket equivalents from our named partners Cambria, Silestone, and KraftMaid hold up just as well and often carry stronger warranties. We will tell you plainly which is which and why.
If you bought the home with the Cover addition already installed and cannot find the model plate, we locate it during the estimate, usually on the interior face of the exterior wall near the electrical subpanel.

Signs Your Cover Home Additions & ADU Is Failing
- A crack running vertically down the drywall where the addition meets the original house. This is differential settlement. The original Ventura foundation and the Cover addition’s foundation move at different rates, especially in the clay-heavy soil east of Victoria Avenue. The crack tells you the connection point is working harder than the original design allowed.
- A door that binds or scrapes in its frame during certain months. Ventura’s wet winters and dry summers make wood framing swell and shrink. If a Cover addition door only binds from December through March, moisture is getting into the wall cavity, usually through a failed flashing joint or a nail that missed its mark.
- Water staining on the ceiling near the roof-to-addition junction. Cover’s roof lines tie into the existing roof at a shallow angle, and that tie-in is the single most failure-prone point on any Cover addition in Ventura. The area sees the worst of the coastal wind-driven rain, and a flawed metal valley or step flashing there will show itself within one rainy season.
- The mini-split or HVAC system cycles constantly but never holds the set temperature. This is often insulation settling or a failed air seal at the rim joist, not a unit failure. We have seen it on Cover ADUs in the Midtown and Pier districts where units run fine at install and degrade over two or three years as blown-in fiberglass compacts.
- Musty smell that persists after cleaning. On a Cover addition, that is almost always moisture behind the baseboard or under the flooring near the plumbing rough-in. The water supply lines in Cover kits run through the floor system, and a slow leak at a fitting will soak the subfloor for months before it shows on the surface.

AfterReplacement Cost & What’s Included

In Ventura, full home addition repair or rebuild work runs $45,000 to $130,000, and that range exists for real reasons. A garage conversion refresh sits at the low end. A full structural repair on a second-story Cover addition with roof tie-in replacement and new weather barrier runs toward the top. We do not give a number and then grow it later. The written price includes materials by name, the sequence of work, the quiet hours we will keep if children are home, the drop cloths and shoe covers, and the final amount. That is the Cedarwell Care Promise, and it is stamped on every project we do in Ventura.
Every replacement includes a clean-up photo before the crew leaves, and the 365-Day Done Right Promise covers the work for a full year after we finish. If it is not done right, we make it right. No charge, no debate.
DIY or Call Us?
You can check the unit ID plate, note the crack locations, photograph any water staining, and pull the thermostat history off your mini-split. That information helps us quote faster, and it costs you nothing. What you should not do is open a wall to look for the leak, remove flashing on the roof tie-in, or start cutting out drywall. Cover additions use structural shear panels that carry roof and wind load. Cutting into one without knowing what you are looking at can compromise the lateral stability of the whole addition, and that is a safety issue, not a convenience issue. Ventura’s coastal wind load requirements make this even more true up on the hillsides and near the water.
If you have opened something up already, we will come look at it the same way, without lecturing you. Just call (341) 218-4316 and we will get eyes on it.
FAQs

The framing and structure are engineered for 50-plus years, but the exterior envelope components like flashing, weather barrier, and sealants commonly need attention between years 8 and 12 in Ventura’s salt air and marine climate. We have worked on Cover additions in Midtown that needed flashing replacement at year 9 and others near the Pier that went 14 years before their first leak. The difference is almost always whether the original installer sealed the tie-in properly the first time.
Call (341) 218-4316 and we will inspect yours and tell you honestly where it stands.
In most cases it can be repaired. We replace the failed flashing, the compromised weather barrier, the damaged framing members, and the failed mechanical components individually, rather than tearing down the whole addition. Full replacement only makes sense when the foundation has failed or the shear panels have been compromised beyond engineering tolerances. We will show you the damage and explain why repair is viable or why it is not, with the structural evidence in hand.
For an exact repair scope, call (341) 218-4316 and schedule a free estimate.
Most exterior envelope repairs on Cover additions take two to five working days. A roof tie-in replacement with new flashing and weather barrier usually runs three days. A full interior remodel of a Cover ADU takes four to eight weeks depending on finish selections. We sequence the work so the family can keep living in the house, and we put the full schedule in writing before we start.
Call (341) 218-4316 to get a timeline for your specific situation.
We keep the common failure-prone Cover parts on the truck: flashing, sealants, anchor bolts matching both pre-2021 and post-2021 revisions, and weather barrier rated for coastal exposure. For larger components like matching shear panels or specific Cover hardware kits, we order direct and usually have them on site in three to five business days. We also work with Cambria, Silestone, and KraftMaid for finish materials, so countertops, tile, and cabinetry can come from brands you can research by name.
Call (341) 218-4316 and tell us your model year, and we will check stock before you commit to anything.
