Midtown Ventura Kitchen: Closed-Off to Open Plan

BeforeBeforeAfterAfter
Before: a 1970s Midtown Ventura kitchen, walled off from the living space.
BeforeBeforeAfterAfter
After: the same footprint, now open to the dining area with KraftMaid cabinetry.

The problem was a load-bearing wall cutting the kitchen off from every other room. The fix meant engineering the opening properly, not just cutting drywall. We pulled permits with the City of Ventura, designed the beam detail with the structural engineer, and kept the family’s routine intact with drop cloths across every traffic path. The result is a kitchen that finally connects to the house, with Wellborn cabinets, Silestone counters, and a Moen faucet the owner researched by name.

College Area Bathroom: Water Damage Hidden Behind Tile

BeforeBeforeAfterAfter
Before: cracked tile and a soft subfloor in a College Area home near Ventura College.
Contractor measuring wall framing with a level and tape measure
After: gutted to the studs, waterproofed with Schluter membrane, rebuilt with Kohler fixtures.

What looked like a simple re-tile was actually a leaking shower pan that had been soaking the subfloor for years. We stopped work the moment we found it and showed the homeowner photos of the rot before one extra dollar was spent. The written price was adjusted on paper before anything continued. We rebuilt the pan on a Schluter system, which carries a warranty the homeowner can verify directly, and finished with Grohe trim. The bathroom is dry now, which is the whole point of a bathroom.

Harbor Hills Whole-Home Refresh: Three Rooms, One Timeline

General contractor carrying drywall material during a home renovation project
Before: a Harbor Hills home with dated finishes in the kitchen, both bathrooms, and the entry.
General contractor and client reviewing blueprints inside a home renovation site
After: kitchen and both baths completed in one sequenced remodel.

This family wanted the whole house touched before a new baby arrived. We sequenced the work so they always had one functioning bathroom and a temporary kitchen setup in the garage. The cabinet runs are KraftMaid in the kitchen and Wellborn in both baths, and every surface choice was locked in with a written price before demolition started. Shoe covers at the door and a photo of the clean-up every evening kept the house livable. Graham Stein walked the job personally at the halfway point and caught a cabinet alignment issue before the counters went in, which is exactly the kind of thing our 365-Day Done Right Promise exists for.

East Ventura Exterior: Siding Replaced After Years of Coastal Air

Professional contractor installing a bathroom shower niche shelf with a level
Before: weathered siding and trim on an East Ventura home a few miles from the coast.
Two professional contractors installing a new wooden door frame in a bathroom.
After: James Hardie fiber cement siding, primed and painted with GAF roofing intact above.

Salt air in Ventura is hard on wood siding. This home’s south face had been repainted so many times the boards were soft behind the paint. We pulled the old siding, checked the shear wall behind it, and replaced the boards with James Hardie plank, which holds up to coastal moisture far better than wood. The homeowner researched the product warranty before we started, which we encourage. The crew set up a cut station in the driveway to keep debris out of the yard, and the final photo shows a clean perimeter.

Ondulando Laundry-to-Pantry Conversion: Small Project, Big Difference

Two contractors framing a shower enclosure during a bathroom renovation project.
Before: a cramped laundry alcove in Ondulando that the family never actually used for laundry.
Two construction workers installing wooden kitchen cabinets on a job site
After: converted to a walk-in pantry with Caesarstone counters and pull-out shelving.

The owners of this Ondulando home had a laundry hookup they didn’t need and a pantry problem they couldn’t solve. We removed the hookup cleanly, capped the plumbing to code, and built a pantry with Caesarstone counter space and soft-close drawers. A job like this is small enough that some contractors would rush it. We still put down drop cloths and still sent the clean-up photo. The written price was one page, and the final invoice matched it.

Pierpont Beach Condo: Full Bathroom Gut on a Tight Schedule

Contractor installing quartz countertop on white kitchen cabinets during home remodel
Before: an original 1980s bathroom in a Pierpont Beach condo, with a tub the owner never used.
Professional contractor applying mortar to a kitchen wall for tile installation
After: tub removed, walk-in shower installed with Silestone bench and Kohler fixtures.

Condo work in Pierpont Beach means coordinating with the HOA, the building manager, and sometimes the neighbors below. We handled all three. The original tub came out, the footprint stayed the same, and the new walk-in shower has a Silestone bench and a Kohler shower system. We kept quiet-tool hours because the unit above had a newborn, and the building manager commented on it in the final walkthrough. The owner got her written price before the demo and the same price was on the final bill.
