IKO Bathroom Remodeling: The Ventura Owner’s Guide
IKO bathroom remodeling in Ventura typically runs $9,000 to $28,000 installed, depending on the scope of the shower system, waterproofing, and finish work. Most IKO-related bathroom failures we see in Ventura homes aren’t the IKO materials themselves, but what happens when the waterproofing underneath was never done right, or when a previous remodel skipped the Schluter membrane and moisture found its way into the framing. The symptom picture is usually the same: grout that stays dark after scrubbing, a musty smell that won’t leave, tiles that have started to shift, or water staining on the ceiling below the bathroom.
We’re an independent Ventura remodeling contractor, not affiliated with IKO, but we work with IKO-compatible waterproofing and roofing membranes on bathroom projects where the wall and ceiling assemblies need the same moisture protection the brand is known for. Graham Stein and our crew have pulled apart enough failed bathrooms in the Midtown district and near the Ventura Pier to know that the part customers think they’re replacing is rarely the part that failed. If you’re looking at a failing IKO product in your bathroom, call (341) 218-4316 and we’ll tell you what’s actually going on, in writing, before anything gets torn out.
Which IKO Models This Applies To

IKO makes a range of waterproofing and membrane products that end up in bathroom remodels, and not all of them play well together if mixed incorrectly. The most common ones we encounter in Ventura homes are the IKO AquaBarrier peel-and-stick membranes, the ArmourGard drainage mats, and the ProtectoWrap-style window and door flashings that sometimes get repurposed around tub surrounds. Each has a different substrate requirement, and that’s where most compatibility problems start.
The gotcha most homeowners don’t discover until it’s too late: IKO peel-and-stick membranes need a clean, primed, dry substrate to bond properly, and the Ventura marine layer means that timing matters more than people think. If the membrane is applied when the humidity is high and the sheathing is still carrying moisture from the overnight fog, the bond never fully cures. We check substrate moisture content before we put anything down, because a membrane that looks fine but isn’t bonded is just a water trap waiting to fail.
For most Ventura bathroom remodels, we stock Schluter Kerdi membrane and board on the truck as the primary waterproofing system, and we’ll match IKO-compatible materials when the project calls for continuity with an existing IKO assembly. OEM versus aftermarket isn’t the real decision here. The real decision is whether the whole waterproofing layer gets replaced, or whether we’re patching a system that was already compromised. We’ll tell you which one you’re looking at, honestly, before you spend a dollar.

Signs Your IKO Bathroom Remodeling Is Failing
- Grout that stays dark after you scrub it. This means water is sitting in the grout lines and not escaping, which usually points to a membrane below that has lost its bond or was never installed with proper slope. The grout isn’t the problem; it’s the water trapped underneath it.
- A musty smell that returns within a day of cleaning. That smell is organic material in the wall cavity, usually framing or drywall, staying wet behind the tile. By the time you smell it, the moisture has been there for months.
- Tiles that shift or feel hollow when you tap them. A hollow-sounding tile means the mortar bed or the substrate behind it has failed. If it’s a wet area and the tile is hollow, water is almost certainly moving behind the surface.
- Water staining on the ceiling below the bathroom. This is the clearest sign that the waterproofing layer above has been breached. In Ventura’s older homes near the Pier, we regularly find that a bathroom remodel from ten or fifteen years ago never had a proper membrane at all, just tile on green board.
- Caulk that cracks and separates within months of application. When caulk fails quickly, it usually means the surfaces it’s sealing are moving, either from moisture expansion in the substrate or from settlement in an older Ventura house. Every time it fails, water gets another opening.

AfterReplacement Cost & What’s Included

A full IKO-related bathroom remodel in Ventura runs $9,000 to $28,000, and the spread comes down to a few things: the size of the shower or tub area, whether the substrate and framing need replacement, and what finish materials you choose. Here’s how that breaks down:
- Small bathroom remodel: $5,000 to $12,000
- Full bathroom remodel with IKO-compatible waterproofing: $9,000 to $28,000
- Walk-in shower installation: $4,500 to $12,000
- Tub-to-shower conversion: $3,500 to $10,000
- Shower replacement: $3,000 to $8,500
Every one of those numbers includes the same thing: a written price before any work starts, drop cloths on the floors, shoe covers at the door, a photo of the clean-up before the crew leaves, and the 365-Day Done Right Promise. If it’s not done right, we make it right. We don’t give estimates that grow after the crew arrives. The price Graham puts on paper is the price you pay, and it covers materials, labor, haul-away, and the warranty on our workmanship.
DIY or Call Us?
I’ll be straight with you: what an owner can safely check is limited, and that’s not a knock on your ability. You can look for the symptoms we listed above. You can check whether grout is cracked or caulk is separating. You can note where water stains are appearing. But once you’re talking about opening a wet wall in a Ventura home and finding out what’s behind the tile, you’re in territory where a wrong cut or a missed layer means a bigger water problem than the one you started with.
Waterproofing is not a step you can skip and fix later. Once the tile is up and the grout is cured, the membrane underneath is buried, and a small missed spot becomes a slow leak that rots framing for years before you notice. We’ve pulled apart bathrooms where a previous owner’s patch job looked fine from the outside and was quietly feeding mold through an entire wall cavity. If you want to talk through what you’re seeing before you decide, call (341) 218-4316 and we’ll walk through it with you. The estimate is free, and you’ll have a written number either way.
FAQs

A properly installed IKO-compatible waterproofing system in a Ventura bathroom should last 20 to 30 years or more, but that assumes the substrate was dry and properly prepped at installation and that the bathroom has adequate ventilation. In coastal Ventura homes with high humidity and older framing, we see failures much sooner when the original install was rushed or the membrane wasn’t bonded correctly. Call (341) 218-4316 and we’ll assess what’s actually happening in your walls.
In most cases, no. Once a waterproofing membrane has failed behind tile, you cannot reliably patch it without removing the tile and exposing the area, and partial patches create seams where water finds a way in. The honest answer is that a full replacement of the waterproofing layer is usually the only fix that lasts, and we’ll tell you that in writing before any work starts.
Most bathroom remodels with full waterproofing replacement take 2 to 4 weeks from demo to final grout, depending on the size of the shower, the condition of the framing underneath, and whether we’re working around children’s sleep schedules or pet routines in your home. We’ll put the sequencing and timeline on paper before the first board moves.
We stock Schluter Kerdi membrane and board on our Ventura trucks as the primary system, and we source IKO-compatible membranes when a project needs continuity with an existing IKO assembly. We also work with KraftMaid and Wellborn cabinets, plus Cambria and Silestone countertops, so the entire bathroom gets matched without a second crew.
